Renovating in Sydney's Eastern Suburbs
The Eastern Suburbs has some of Sydney's most varied housing. In a single week we might be working in a narrow Victorian terrace in Paddington, an Art Deco apartment in Bondi, a Federation semi in Randwick and a large family home in Vaucluse. Each one needs a different approach, and that's where experience counts.
Topline Kitchens & Bathrooms renovates kitchens, bathrooms, laundries and custom joinery throughout the Eastern Suburbs. We handle design, trades and project management under one fixed price, so you deal with one team from your first consultation to the final handover.
Kitchens for terraces, apartments and family homes
Terrace kitchens in Paddington, Woollahra and Surry Hills tend to be long and narrow, often at the back of the house with access via a rear lane. A well planned galley or single wall layout with tall storage and clever corner solutions makes a huge difference here.
In Bondi, Coogee and Rose Bay apartments, the kitchen is usually part of an open living area, so it needs to look calm and built in. Handleless cabinetry, integrated appliances and a slim stone or porcelain benchtop keep things clean and uncluttered.
Larger homes in Bellevue Hill, Vaucluse and Dover Heights often call for a full family kitchen with an island, a butler's pantry and a direct link to outdoor entertaining. Our kitchen renovations in Sydney page explains how we plan these.
Bathrooms built for coastal living
Bathrooms close to the coast work hard. Sand, salt air and humidity all take their toll, so we focus on proper waterproofing, good ventilation and finishes that are easy to clean and built to last. Walk in showers, wall hung vanities and large format tiles are popular across the Eastern Suburbs because they look fresh and are simple to maintain.
In older apartment blocks, small bathrooms are the norm. Our small bathroom ideas are full of ways to make compact Eastern Suburbs bathrooms feel bigger. For the full picture, see our bathroom renovations in Sydney.
Heritage, strata and access
A few things to keep in mind when renovating in the Eastern Suburbs:
- Heritage conservation areas. Large parts of Paddington, Woollahra and parts of Randwick and Waverley sit within heritage conservation areas. Internal renovations are often still exempt development, but it's worth checking early with your council.
- Strata approval. Apartment bathroom renovations usually need approval from the owners corporation because they involve waterproofing. Kitchens often need a resolution too.
- Parking and access. Narrow streets, resident parking and rear lanes are common. We plan deliveries and skip bins around this and keep neighbours in mind.
